  • We prioritize clear and consistent communication throughout every step of the transaction. We provide agents with real-time updates, keeping you informed on the transaction status, deadlines, and commission details. We stay in touch with all parties involved—lenders, attorneys, and co-op agents—to ensure everyone is on the same page and tasks are completed on time. This way, you can focus on your clients while we keep the transaction running smoothly.

    • Confirm that EMD has been delivered.  

    • Consistent follow up with the lender to confirm that all needed documents are turned in,  full loan application has been completed, appraisal has been ordered, and the loan has been submitted to underwriting and is clear to close. 

    • Follow up to ensure we have any repair addendums (within the contingency deadline). 

    • Consistently follow up to ensure that all contingencies and deadlines are met

    • Ensure that the title, and survey (if applicable), have been ordered and are in for preparation for closing.

    • Continuously follow up to ensure all parties are prepared for closing

    • Request agent review from clients

    • Schedule final walk-through and closing to include calendar invitations

    • Q&A and submit contracts to the broker along with all necessary documents and addendums

    • Send contract details to clients, lenders, attorneys, and title companies.

    • Obtain a copy of the EMD for the file, and send a copy to the appropriate parties.

    • Assist clients with insurance quotes, home warranty, and utility information.

    • Request and gather repair receipts in preparation for a final walk-through and closing.

    • Request of Preliminary Settlement statement to include a preliminary review before the agent and all appropriate parties give final approval. We are not responsible for any errors on a Settlement Statement.

    • Obtain signatures for lender-required affidavits per lender/agent request. 

    • Submit any trailing documents and the executed settlement statement to the broker.

    • Send post-closing emails on New Year’s and the Anniversary of sale/purchase to the client (cc’ing the agent)

    • Confirm closing has been completed and obtain a copy of the fully executed settlement statement

    • Prepare and forward a full closing package to the agent and client. 

    • Order and coordinate inspections for home, termite, HVAC, septic, and well at the direction of the agent. 

    • Send calendar invitations for all inspections to the agent and client.

    • Inform the Co-Op agent of the inspection date/time.

    • Follow up on inspection reports and ensure that all relevant parties have a copy.

  • *If applicable and relevant to the state contract:

    • Order the Association resale package, CC&R, and send it to the appropriate parties.

    • Review the Association Package for any violations and, if necessary, inform the agent about these violations.

    • Ensure that the Buyer’s Acknowledgement Form for the association package has been received.

    • Confirm closing has been complete and save executed settlement statement.

    • Send post closing email to the client requesting an agent review

    • Send a New Year email to your client, highlighting your services and keeping you top of mind of your past clients

    • Send a Home Anniversary email to the buyer
